Essential Job Duties
We are seeking a Maintenance Planner III whose key role is responsible for overseeing the execution of preventive maintenance programs and capital improvement projects within assigned areas. You will be the lead for a team of planners, ensuring that work is properly coordinated with supervisors, quality checks are executed, and that the projects align with safety standards and operational excellence. The ideal candidate will proactively troubleshoot complex building system issues, manage project timelines, and support ongoing system improvements. This role requires a mix of technical expertise, leadership skills, and project management experience, offering a dynamic opportunity to contribute to the success of critical infrastructure maintenance.
Key responsibilities and duties include, but are not limited to:
- Lead and manage capital improvement projects, ensuring safety and operational standards compliance
- Coordinate with planners to execute effective preventive maintenance (PM) programs
- Oversee inspections and quality control to ensure project alignment with PM standards
- Ensure the PM schedule is updated and adjusted for the upcoming year
- Approve PM templates and collaborate with the PM engineer to refine new PM standards
- Manage and update the CMMS (AiM) database, incorporating new construction and mechanic feedback
- Generate and close out work orders, expedite material procurement, and organize inventory
- Analyze data to improve equipment reliability and optimize PM costs
- Develop and track PM contracts, monitor performance, and report results
- Maintain detailed equipment records, track costs, and ensure proper documentation
- Conduct design reviews, focusing on equipment installation, compliance, and access requirements
- Develop and maintain project schedules, balancing workloads based on resources and staffing
- Participate in design review processes and assist in creating cost analysis spreadsheets
- Creation of scope parameters, timelines, and action plans for projects in their assigned area
Other Responsibilities
- Teach classes in the entry-level assistant mechanic training program
- Assist in the implementation of newer technologies for the PM program
- Other duties as assigned
Minimum Education and Experience
- Associate’s degree in the assigned discipline; or equivalent combination of training and experience. Some positions may require certification. All degrees must be received from appropriately accredited institutions.
Other Required Qualifications
- Experience in the construction, renovation, or maintenance of buildings and building systems, including experience in the direction or planning of building repairs and maintenance projects, or an equivalent combination of education and experience
- Strong project management skills and strong technical background in equipment preventive maintenance
- Ability to use Microsoft Office suite, Excel, Word, PowerPoint, Project, etc
- Strong problem-solving skills and ability to communicate effectively to internal and external stakeholders
- Must be able to lift up to 60 pounds frequently, with or without reasonable accommodations
- Knowledge of the National Electric Code, National Building Code, and NFPA standards, and be proficient in using tablets and electronic devices, while also being familiar with NICET, NATE, and other relevant training programs
Preferred Qualifications
- Experience in building trades working in facilities maintenance and operations
- Ability to develop project scope of work and manage multiple shops and contractors on technically intensive mechanical, electrical, controls, and plumbing projects
- Strong understanding of how to research equipment to locate operations and maintenance manuals, troubleshooting guides, and other manufacturer’s technical information/documentation
Required License(s) or Certification(s)
- Valid North Carolina driver’s license is required within 60 days of hire and must be maintained
