Position Summary/Purpose of Position:

Under general supervision of the Facilities Performance Group Operations Manager, the Facilities Performance Mechanic is assigned on a daily basis to maintain and repair utility meters, HVAC, lighting, electrical, building automation and devices that acquire data from these systems. The mechanic will review and ensure operational readiness of new and existing electro-mechanical systems and complete checkout of these systems as needed. The mechanic will also develop skills to use computers and mobile devices to program, operate, test and calibrate the electrical and HVAC metering devices use by the Facilities Performance Group to measure campus energy usage and system performance.

Minimum Qualifications:

Education:
High School Diploma or GED.

Experience:
Six years in related work.

Required Knowledge, Skills, and Abilities:
  • Thorough knowledge of the basic engineering principles and the materials, elements, and products applicable to the area of specialization.
  • Thorough knowledge and skill in the application principles of applied arithmetic, geometry, and trigonometry and the system of measures applicable to the specialization; in reading and interpreting technical specifications and drawings; in fabricating and assembling electromechanical and structural components and equipment from drawings and specifications; in setting up and calibrating instruments and preparing equipment for testing; in operating equipment applicable to the job according to standard safety practices.
  • Ability to communicate effectively orally and in writing; to prepare reports and detailed procedures; to use personal computers; to lead and train others in technical engineering support work; to work in, on, around, over and under fixed equipment and machinery; to manipulate heavy equipment, tools, and supplies and/or exert force up to 50 lbs.; to concurrently manipulate multiple controls on equipment and machinery; to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions; to wear and work in personal protective equipment.

Except for qualifications established by law, additional related experience and formal education in which one has gained the knowledge, skills, and abilities required for full performance of the work of the job class may be substituted for the education or experience requirement on a year-for-year basis with 30 college credits being equivalent to one year of experience.

Preferences:

Preferred Education:
  • Bachelor’s or Associate’s Degree or vocational school or technical education that relates to this position highly desired.
  • Training in one or more of the following areas; utility metering, electronics, steam boilers, HVAC, electrical or building automation.

Preferred Experience:
Previous experience with installing equipment and meters.

Preferred Knowledge, Skills, and Abilities:
  • Knowledge of safe work practices for one or more of the following utilities: electrical, steam, natural gas, water and heating and cooling water.
  • Knowledge of safe installation methods to prevent discharge of various stored energies to prevent damage to systems or injury to self or others.
  • Training in electrical/electronics, installation methods, schematics and wiring (preferable metering); be a qualified person with technical education to work with systems at voltages greater than 50 (Safety); have training and detailed understanding of at least one of the utilities that is metered (electric, steam, thermal energy, water).
  • Ability to use hand tools, electrical testing equipment and calibration equipment such as VOM meters, AMP probes, oscilloscopes, and Field Programming Interfaces.
  • Ability to document meter setup parameters, maintain work history and calibration database for meters in Facilities Work Management System (FMS).
  • Ability to monitor and checkout HVAC systems, lighting, building and lighting controls.
  • Ability to follow sequences for electro-mechanical systems to confirm proper operation as intended.
  • Ability to communicate effectively orally and in writing; to prepare reports and detailed procedures.
  • Skill in the use of computers for Building Automation System (BAS), Microsoft Word, SharePoint, Excel & Email.
  • Skill in the use of computers to setup or program meters and/or a demonstration of programming of similar devices that communicate on a network.
  • Ability to integrate devices (meters preferred) with Building Automation Systems residing on a large campus Ethernet LAN and communicating using Modbus RTU and/or BACNet MSTP protocols.
  • Ability to install rigid or EMT conduit.
  • Ability to adapt to changing environments.
  • Knowledge of HVAC pneumatic controls.

Additional Certifications:

Required:
Must possess a valid Class C driver’s license with fewer than 6 pts.

Preferred:
Certification or license in HVAC, Electrical, or Building Automation Systems.

Physical Demands

Physical demands associated with this position include extensive walking, lifting & carrying heavy weighted materials (up to 50 lbs), bending over to record field data. Must be able to bend, stoop, use power tools, drive motor vehicles and climb ladders and scaffolding to work at heights up to 20 feet. Ability to work in, on around, over and under fixed equipment and machinery; to manipulate heavy equipment, tools, and supplies and / or exert force up to 50 lbs.; to concurrently manipulate multiple controls on equipment and machinery; to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions; to wear and work in personal protective equipment. Incumbent is deemed an Essential: Weather/Other employee subject to a 24-hour day, 7-day week span of operation.
