• Optimally utilizes and holds people accountable for fully using key systems and technology including Worx Hub, Agility and Preparis (Disaster preparedness resources), and capital planning.

• Leads, directs, and creates a unified approach for renovations for all communities with an emphasis on expedited apartment turnover and renovation methods to minimize construction time (reduction of lost revenue days) and overall cost while ensuring finishes and designs appeal to a broad range of current and future residents.
• Implements and monitors tracking tools for apartment renovation including budget and turnover benchmarks. Partners with Sales & Marketing team to ensure consumer preferences are being met through design and renovation approaches. Monitors all aspects to create unity and best practices across all Sequoia Living locations.

• Oversees internal and external resources and processes related to ensuring we have business continuity and all safety and disaster drills are done on time with active staff, customer, and resident involvement.
• Provide regular education and training to staff, residents, and board members about preparedness for wildfires, earthquakes, active shooter, and other relevant topics.
• Maintains current knowledge of the guidelines and processes of the Health Care Access and Information (HCAI) and Department of Social Services (DSS) and execute appropriately.

• Provides consultation to site Directors of Environmental Services, Maintenance Managers, and site Management on the following: overall maintenance program, staffing levels and deployment of resources, maintenance contracts, procurement practices, budget development, code compliance programs, disaster management and other related processes. Oversees and works with Management companies providing environmental services to Sequoia Living owned and managed properties.
• Conducts regular inspections of Sequoia Living communities to ensure equipment and infrastructure are being maintained properly to optimal operational capabilities. Reports on findings, recommends action plans, and ensures they are implemented successfully.
• Provides professional and technical leadership in the development of preventive maintenance programs and documentation. Supports education of Environmental Services Departments for Computerized Maintenance Management System (CMMS) programs.
• Develops, implements, and educates staff on corporate policies and procedures for the Environmental Services Departments, including maintenance work standards, code compliance, and work safety standards.
• Collaborates with Human Resources and site Management in developing curriculum for staff in all hazards programs, Injury and Illness Prevention Program (IIPP), and other safety related education.
• Participates as a member of the Corporate Risk Management, Safety and Product Review Committees.

• Provides project management along with site Management for major capital projects. Ensures proper management of processes and costs.
• Provides guidance to all Sequoia Living communities on major infrastructure failure and timely advice on implementation of recovery programs.
• Collaborates with managers of Sequoia Living communities in development and monitoring of annual community budgets for maintenance projects, as well as 1, 5- and 20-year capital budgets. Establishes estimated useful life projections for building infrastructure.
• Performs other related work as assigned.

• Bachelor’s degree in related field and/or equivalent trade school certificate in Building Operations and/or Facilities Management. Minimum ten (10) years of experience in facilities or maintenance and systems. Minimum five (5) years supervisory experience in management and/or directing work groups and project teams. California driver license, proof of insurance, clean driving record and ability to travel to multiple locations on a daily basis.
• A high level of professionalism, courtesy, ability to work well under pressure, and patience with sensitivity and understanding of the issues related to aging. Ability to manage, direct, and coordinate others to complete large capital projects in a timely manner. Strong communications skills and a good command of written and verbal English. Ability to direct personnel, contractors and vendors in a professional, positive and courteous manner.
• Working knowledge of various skilled trade principles, including electrical, plumbing, refrigeration, ventilation's systems, pneumatics, electronics, and carpentry, such knowledge sufficient to monitor contractors, vendors and site maintenance staffs. Understanding of and compliance with work safety practices, general building codes, Safety Data Sheets (SDS), guidelines related to asbestos and industrial chemicals, and emergency life safety. Self-motivated to quickly learn, master, and apply required skills and knowledge, including all applicable regulations.
• Understanding of the guidelines and processes of Health Care Access and Information (HCAI) and Department of Social Services (DSS). Sound judgment to make decisions, handle emergencies, and operate life support systems. Ability to safely handle workshop and maintenance equipment. Physical skills and ability to perform work that requires continual standing, walking, stooping, bending and lifting to 75 pounds.
